Company History:
Construction Inspection Service opened for business in 1986 and specializes in Residential & Commercial Bank Draw Inspections. The Company has made over 90,000 inspections during the past twenty-two years. In 2007 we performed over 8,000 residential inspections and over 500 commercial and development inspections for commercial banks. We have also consulted on hundreds of projects ranging from pre-construction reviews and cost analysis to assisting with work-out and problem loans.
Ken Collins has over 14 years commercial banking experience and over 10 years as owner and manager of his own construction companies. This extensive background in both the banking and construction industries brings to you the experience and knowledge required for your consulting and inspection needs.
Our staff also includes two additional full-time inspectors who are experienced and knowledgeable in the inspection, finance, and construction industries.
We are licensed by The State of Mississippi under the State Inspection Licensing Board and fully insured with general liability and E&O coverage. Certificates of insurance coverage and licensing are available upon request.

Commercial Construction Draw Inspections
During the construction process we will review all draw requests, meet with the contractor or his representative, and visit the job site. We can also attend progress meetings. Our reports include the following:

Residential Construction Draw Inspections
During the construction process we will inspect the residential job site and furnish a report on the status of the project. Our report includes percentage complete of all phases of construction and the total percent complete. We also provide comments concerning any problems noted and pictures.
Most of our residential inspections are made on pre-designed forms using percentages of construction based on industry averages. We can use your forms or ones designed by our company. The percentages on our forms are based on actual local averages for your market area and national industry averages.
On larger residential or remodeling projects we can also work from the contractor's original cost projections and create an inspection form based on their numbers.

Pre-Construction Reviews and Cost Analysis
Prior to construction we will review all construction documents including plans, specifications, cost projections, contracts, engineering, environmental, time schedules, zoning, permits, and licenses. In the cost portion of our analysis we compare the projections to other similar projects to try and determine if all phases of construction have been addressed and if those costs are adequate to complete the project. The comparisons used are taken from our extensive database of local projects as well as national averages. We provide this service for residential, commercial, and development construction projects.
Educational Workshops and Seminars
For the past several years we have been providing construction lending workshops and seminars for the banking industry.
These workshops focus on managing the construction risk in both commercial and residential construction loans.
We discuss the importance of appraisals, surveys, plans, specifications, budgets, time schedules, contractor licensing, permits, zoning, builder contracts, insurance, pre-construction reviews, cost analysis, change orders, stored material, and much more.
